Selling a House In Black and White

Sometimes REALTORS and SELLERS in today's marketplace just need to adjust to new realities. You might say they need to see the world in Black and White.

As in selling real estate in Black and White.  B&W TV                                           

A subtle, yet straightforward reminder about what just may be preventing that house from moving into the SOLD column. Sometimes this factor is the only one left to work on yet it seems like we never want to touch it until the last minute or the Days on Market are exceeding 180 or more.

Veteran REALTORS know about this factor. It is so black and white when you really think about it.

I think we'll get a lot farther in the long run with our sellers if we are honest and up front about the market and the condition of their home.  Why would you want to waste your time on a listing that won't sell?

Jen: Honesty is the best policy. But don't you think some people just don't want you to confuse them with the facts? LOL!!! I call that pricing it to sit.

Some people do like to confuse homesellers with useless and pointless facts. A lot of agents in my market are pricing homes to sit. A lot of times they don't really offer anything helpful to get it sold. They overprice it, offer a low commission, no closing cost help, etc. It really amazes me, however I'm sure they will be on the expired list soon enough!

Charles: If there were an "effectiveness index" where it showed agents that persistently had expireds, it might train them not to take over priced listings. I think some as part of their business plan just want signs in a yard whether they sell or not. That's not adding much service to the client however.
