That Finishing Touch

LandscapingIn driving around looking at pre-owned homes that seemed to be on the market longer than normal I wondered what else could the Seller and Realtor do to make the home sell?

Many Sellers do forget about curb appeal in preparation of their property. A little light landscaping can be the finishing touch that makes someone come up to the door to get to the next step.

Admittedly in today's tighter market, price is king, but you have to get people to the door. In the winter months in our area, pansies survive quite well in the colder temperatures and add quite a bit of color. Cleaning out the beds of dead brush give a neat appearance too.

Like the cleaning tips for the inside, light landscaping can be contracted out for a minimal price. If you have everything else going for you your "beauty" of a house from the outside might just attract more showings than the one down the street that has no bushes against the front wall and no trees in the yard. Something to think about.

Gary ~  Good idea!  Even in the winter months shrubs and trees can be high-lighted, and outdoor lighting can definitely help add to that.

Sizzle sells!  I've seen over-priced houses that had sizzle sell where good deals that lacked a bit of curb appeal or maybe weren't as clean as they should have been sit there....Nice post!

You can even do some creative things with pine cones and evergreen cuttings placed in urns or large planters by the front door this time of year. It just requires a little creativity and using what you have in your yard.

I think curb appeal is crucial simply because it will peak the curiosity of the buyer.  They will want to find out if the inside measures up.  Always remember...LESS IS MORE.

Gary:  Another super blog and I had a listing earlier this year in the $750k range with absolutely no landscaping.  The first thing buyers said was in that price range, there should be some landscaping as part of the package.  I totally agree and had suggested this to the seller before listing it.  Every idea I suggested, the seller was always very kind but then never followed through.  The home got very few showings.

And don't forget that in areas where it might freeze overnight, you can always bring in pots of flowers and put them back out on the steps just before buyers arrive.
