Move Those Houses in Spring and beyond

Home Sold with CoupleAs we approach more the traditional selling season for homes and hopefully this year moving away from reluctant buyers, hiding buyers, and buyers sitting on the fence, what are the marketing things to refresh our memories as Realtors to MOVE THOSE HOUSES?

* Excellent Staging!!!

* Correct Market Pricing

* Clean from top to bottom, all repairs completed, great curb appeal, front door area / porch very presentable

* Virtual Tours

* Exposure on all major web sites

* International and niche marketing where appropriate

* Colorful flyers in boxes replenished regularly

* Networking constantly with other REALTORS

* Promotional events such as movie theater promos / restaurants to keep your name out with the public

* YouTube videos of the property on REALTOR'S web site

* Monthly newsletter emailed or mailed to sphere to keep real estate and / or your name top of mind with your sphere of influence

* Drip email campaigns to keep sphere up to date with what is of interest to them, like a prospect gateway

* Communication on homestead exemptions, over 65 exemptions, property tax protests, disabled vet exemptions to offer as a service

* Work warm and cold prospects - church, community, civic, up desk

* Do not hold only single Open houses but partner with agents on a Parade of Homes

* Caravan of REALTORS tour

* Promote your Open houses. Door knock around area, announce it in MLS. Do Open houses on Wednesday and Thursday instead of Saturday and Sunday

There are many ideas out there that will SELL a home. Try them all. Mainly, PUT IN THE WORK. Tweak your ideas for each house and play to its strengths. HAPPY HOUSE SELLING SEASON!!!

These are all excellent ideas.  I love holding home open that are in an area where other Realtors are holding opens.  It seems to draw a lot of attention.

Great Ideas Gary,  I also like to post open houses on CraigsList.  Seems to get a bit of a turnout.

I like that you have staging first.  Do you use stagers, or do you make recommendations?

Duane: I'll view this as my cleaning list.

Kay: I'm trying to avoid that "Expired" state.

Cindy: I do think staging should be first. I use them ABSOLUTELY! A highly underestimated underutilized profession in my opinion, that is sorely needed much more by ALL Realtors.
