Homesellers picking the Right Realtor for them

There is a fallacy in looking at the universe of Realtors out there if you are a home seller. Just because someone is #1 in sales in a city or area, doesn't mean they are right for YOU!! I am not making this up. I am just reporting what some home sellers have told me with regard to using Mr. or Ms. #1 in the past and why they won't use them again.

I don't deny that ultimately all home sellers want results and top dollar for their home. But they also want customer service. Some #1 agents are good at this, others are not. In firing their #1 agents they hired who didn't get the job done, this is what home sellers have told me they were lacking in:

* good communication skills. They didn't understand me.

* follow up. It was erratic at best and not timely.

* I felt I was lost with how big their business was. I could never reach the main Realtor, just assistants.

* What they promised was not delivered, which was getting regular showings through their marketing efforts. When open houses and Internet marketing didn't work they relied only on sign calls despite me asking what else could they do? They seemed to lack creativity.

* My house didn't seem expensive enough for them to bother with.

* They didn't readily have available to me lists of inspectors, house cleaners, repair people and such. I had to find all these people myself.

* They just seemed a little too arrogant and full of themselves since they had billboards with their pictures on it and such.

So, from the perspective of the smaller individual Realtor or team who is NOT #1 in a marketplace there is hope. Most of these errors on the part of the #1 person are due to inattention, disorganization, lack of attention to detail and poor customer service. Each home seller deserves a GREAT Realtor and I'm here to tell you there are a lot of them out there. Home sellers reinforce that by telling me you don't have to go with #1 all the time. Nothing wrong with #1 some of the time. But what is more important in anyone you choose to represent you is relationship, knowledge, integrity, communication, and service.

The first month after receiving my real estate license I had to select an agent to list and sell my mother-in-laws property (another state).  I made the mistake of not going with the agent that I felt comfortable with but fell for the #1 speach.  He was also referred to us (the others I just called).  It was a nightmare.  While I wouldn't rule out a top producer, I definetly would look harder at the customer service they provide.

Hooray for the agents that put their clients first!   Isn't that the main reason we became Realtors to provide the best service we can for "our" clients.  I truly never want to get to the place where I'm handing them to someone else to be serviced.  I've heard those comments as well from home sellers about other agents and have gotten some listings and expired because of those feelings of being left out in the cold once the sign goes up.  Thanks for the reminder, Gary, this is the stuff me need to wake up to each day.

Just because someone is referred, also doesn't mean that it would be the best fit for you.  If you find that the realtor and yourself are not on the same page, interview another one.

Hi Gary, If I were new to a town, I doubt if I would go with the top producer.  I'd go with one that communicated in the same manner as I do....very casual and friendly.

Gary, often the #1's have more clients than they can handle as in offer the best service to.  Everyone has a limit of what they can handle.

I think that the traits you mentioned are important, but many of the top producers have those traits and do a high volume of sales BECAUSE of them. I have dealt with just as many agents without the high volume who don't follow-up, return phone calls, etc. The important thing for consumers is to make sure they're comfortable with the communication style and services an agent is going to provide and check references. I am always happy to provide references for potential clients to talk to.

Gary, very good information.  Karen is right I have done transactions with the number one agent where I felt like the whole transaction fell in to a black hole.  Now I have also had good experiences but one thing that is lacking is the personalization.  Some people don't care about that but others do.  It is important that the seller find the best fit for them.

People have a hard time picking realtors, especially when 10 of them in the same city claim they are #1

Sometimes people get to be #1 by the use of a lot of #2smiley.  If you can find some one that is #1 at whatever they do and they have all those criteria you mention---go with them.  Sometimes people get to #1 and find themselves over-extended, over-committed, and in over-their-head.  Sooner or layer everything tends to change into its opposite.

Tremendous thoughts by everyone. Like referrals by others need to be checked out, some #1's are worth it while others are not, some #1's are overwhelmed, and who defines #1? Great stuff! I like that everyone thinks matching up communication styles is very important between home seller and Realtor.

Hi Gary,

Makes sense to me, but you know it's easy to find out who's #1, just ask them. We normally see about a dozen who routinely promote themselves that way.

I've used an analogy for quite some time, a famous hamburger place used to advertise how many gazillion burgers sold, right? But if I wanted the best burger in town, that wouldn't be my first choice.

Gary, You make good points.  There is so much involved in all the aspects of Real Estate Agents, you need to find a knowledable one who cares.  Activerain is certainly a great place to look and raad so many things about them!

Gary,

Being "No. 1" in any field is all relative. There could be real JERKS who are #1 for this or that measurement, but they may be piss poor at everything else. The more important things.

What matters anything in life and what we do for living is being No. 1 at Integrity, Honesty, and Humility.... and FAITH of course in treating everyone with kindness and dignity....

Being No. 1 dad to my Twins is my greatest challenge and reward. My extended family is No. 2. And helping people is No. 3 at being no. 1.

Gary, sometimes #1, is the first to fall off the cliff if they think the title of being #1 will get them through life. I agree the customer service and the way the transaction is completed is more important then a #1 title.

I like that thought that there is #1 and there is BEST! All REALTORS that stress customer service are the ones I put in that GREAT category. Maybe "some" of the number one types in town just get run ragged with the numbers and customer service slips.
