A Few Nice Touches Win the Day

Rock PoolIn determining which home among competing homes to select for their next place to live, many buyers are heavily tilting towards preferences which enhance their lifestyle. They may be looking for higher end countertops, fancier pools with spas, art niches, upgraded landscaping, better appliances, energy efficient water heaters and air conditioners, even outdoor kitchens. When you see the eyes of a prospective buyer light up over these "goodies" it reminds us while we live in a home to try to keep it up to date and remodel it with some cutting edge amenities along the way.

Not only will it make us feel good about our current homes, but it adds to its investment value and it's edge in the marketplace when it comes time to sell. It's the nice touches that give you the edge.

Another reason why I enjoy working with buyers:  I really get to see what buyers look for in homes which in turn can help me when working with my sellers (i.e. "many buyers right now are looking for a home with a theatre room or wine cellar").

Enen the little things make a difference!   Homeowners sometimes get really BIG ideas...start with things like update ceiling fans, light fixtures, door hardware, plumbing fixtures, etc.  Like you said, they don't have to be expensive, drawn out projects, just simple updating!  By the way - GOOD MORNING!

Another point, if you've done an upgrade, put a little sign on that upgrade, so that buyer's know it's there.  Or create a special brochure with the upgrades.  You can't give the buyer's too much information!

In todays market, sometimes the differences can subtle.  Most of my buyers go for the home where they "feel at home".  Yes, they look at all the amenities and the value, but the right home usually stands out.

Gary nice post (and I love the pool) and I agree about the upgrades that may influence a buyer. I went on a listing presentation yesterday, and their upgrades really made a huge difference (i.e. wall fountain, landscaping, lighting).

Hi Gary,  I've been thinking of upgrading our tile counter-tops to slab granite, but afraid of what styles might change before we sell someday...  Is that water feature in your yard?

Don: Countertops of tile OR granite are considered high end, it just depends what you like. In our area I think more people have preferred the smoother granite. The price has come down and there is such a variety of product in granite. That water feature is not mine but I have seen many similar to that in houses I have been showing lately. I'm hearing diving boards are going out as a feature possibly due to an insurance liability?

Keeping current is keeping up, The must haves ,and newest things without a doubt complete the sale, we are seeing many buyers looking for media rooms, game rooms,and toys that whistle and humm.
