In the world of Real Estate you see a lot human nature. The good, the bad, the strange.
One pet peeve I am starting to have with some people is the inability to come around to a decision. Yes, having more input into a decision can make you make a better decision. But analysis paralysis is like a law of diminishing returns. More and more input does not eventually lead to a better decision. It leads to confusion and too many options. I found the following quote from Ross Perot which I think I am going to use more often now with fence sitters, and the ones who say, "I'll think about it."
If you see a snake, kill it. Don't appoint a committee on snakes.
Make good decisions. But don't take a lifetime to do it. Life is too short.

one thing we are running into is too much inventory, and the promise of better deals has frozen buyers in place it is misrable..

Yep, it seems like for some it takes a while. But it seems to me like they usually need more information, I feel that's where I can (hopefully) help out.
BTW, I've also found that those who are more successful in life are those who domake fairly fast decisions, i.e. entrepreneurs.
Or, as Nike (I think) put it- Just do it! Make the decision already. Make a list of pros and cons, and the longer list wins. Flip a coin. And if the clients are unable to decide, maybe WE need to move on. I mean, how many $400K homes can you look at- they are all crappy in crappy areas. choose one already!
Oh, my frustration with one particular buyer just came out! Oops!
Many buyers right now are waiting and waiting and waiting to make a decision!!
May I just say AMEN! My Dad always says "a wrong decision is better than no decision".

Nannette: A technique from the book Blink, says make a snap decision and see if you are not right on the money most of the time anyway.

Liz: Try again next year, that should definitely stop the showings for those clients : ) But maybe the reverse psychology might work!
Rosario: That's when we put our conselor hat on, but it is there money. But I try to tell them it is their life and time that they are doing "nothing" too.
Sally: On good houses, I have seen this, they wait and wait, and then poof, that house is gone.
