Avoiding the Texas Two Step

Texas BootsWhile I am a big fan of dancing and the true country and western dance, the Texas Two Step, in real estate and in life, many times we should be

      AVOIDING THE TEXAS TWO STEP.

In other words, don't retrace your steps to get something done. Do it right, do it all one time. Why? Time is precious.

One appraisal, one inspection, one final trip out to find a home.

Think in life. One trip to the grocery store for the week's groceries. Make one decision about something and get on with it. In shopping for clothes do not keep going back to the store to add to an outfit, get all the pieces at one time. Don't get into the I'm not sure about something with home electronics. Are you going to shop four stores and then come back next weekend?

There is an efficiency with your time in life to not doing the two step. Don't be hasty for sure. But so often you can figure it out the first time out the chute.

Nice Boots!!  Good advice. Although it is sometimes difficult to do.  I sure hate going back to the grocery store for things I forgot!  KM

I hate the two step, and the dance too! I try to be efficient and professional in everything I do. It makes a strong impression and shows my clients how effectively I work for them.

Making a plan and following it will stop the old two step in its tracks.  Lists are nice too.  It's also a green way of living--no wasted gas on backtracking trips. 

 Love those boots--I need a pair like that when I show horse property!

Gary.. Amen to that one.  One time for a lot of things is enough.  Going to the dentist to get teeth filled for an example.  However, having 2 people come into my office to buy 2 homes.. that I can take a 2 step for.  LOL.

GARY, I have to admit if I'm shopping for something in particular I do the two step as I always want to know that I got a good deal or it is REALLY what I want.  You are right though there are certain things that just need to be done right the first time.

Gary - you forgot to mention that when you go back for that pair of shoes you loved, they may be gone. Just like postponing an offer on a house you like so that you can sleep on it - it may be gone by morning.

Redos are no fun for anyone and I sure do try to get it right the first time.  But I do enjoy dancing so learning the Texas two step would be fun.

I've heard of agents showing buyers 20+ homes in a weekend, and my question is always WHY?  If you are doing your job properly, you should be listening to what they tell you, and then sifting through the listings, and sending them listings to preview on-line, and then weeding out the ones that don't match their criteria, and then only showing them a handful!  When people see too many homes they become confused, and confused people do NOTHING.  They are overwhelmed and need to "think about it".

Kristin: If you two step with too many things in life I know I ask myself, "Am I really this dumb?" : )

Mike: It definitely saves time being competent.

Sherry: Just get the job done in business and then play with the dance later.

Norma: Great idea with the lists and boots for horse property.

Pat: You are a tall one. Sometimes we do things twice or more. I'm just pointing out that we should notice it and work to stop burning all that extra time. Sometimes we have to be careful and multiple steps are good, but sometimes we are just wasting our energy.

Valerie: The dentist one is a good example to try and get more done per one appointment.

Marchel: Just be careful with the shopping if when you come back it may be gone. It could also be marked down in price, so nothing is absolute, other than you are using more of your time up.

Sharon: Gone shoes, gone house, can be so true!!

William: An experienced agent can cut through this time maze very well.

Cynthia: Now the dance part of this would be fun. Get to the dance and the play faster by making work short and sweet.

Teresa: We've had some boots like that in our house a time or two.

Myrl: Very good with the two left feet. That usually sounds like my style, but I try anyway.

Victor: So true saving time AND as you aptly pointed out headache. Who needs more grief??

Mara: I should add some country music to the post. Definitely not running shoes.

Pamela: What do they say? If you don't have time to do it right where will you find time to do it again?

The best description of how to avoid the TWO STEP I had ever seen said.   IF YOU DON'T HAVE TIME TO DO IT RIGHT THE FIRST TIME HOW ARE YOU GOING TO FIND TIME TO REDO IT?.  Pretty much sums up how I try to do things... not that success is 100% :)).

Tony & Darcy: That going back shopping multiple times has happened to me with groceries and electronics more than work and I just feel so dumb when I do it. Especially if the item you wanted disappears. I've got to get better at it.

Gary - Being that I live 20 minutes away from any major commercial shopping and everything is so spread out here, I plan everything geographically and always try to get things done in one trip if I can to be time productive. In this enviroment, one has to be very well planned and organized at the start of the day. Imagine having to back-track home because I forgot something!

Great advice (glad to see it on our TX group :-), my grandmother always said, "If something is worth doing it's worth doing right"!  Doing it right the first time will keep you from doing that time wasting Texas Two Step!  Great apology by the way, and love the boots.  I need a pair of those.
